How is a Short Sale listing added?
Short Sales are a status revision.

1) Enter the listing into Prospector and submit it as Active.
2) Once the listing goes Active you will be able to revise the status to ‘Active Short Sale’

When you receive an offer from a buyer, the status gets revised to ‘Short Sale Cont.’ This means that the offer is contingent upon lender approval. After approval is received the listing goes to Pending like any other listing.

I recently moved to a new Broker/Office, but my office information has not changed.

The sold information must be blank according to the new status.
When you try to close your listing you may see this message if any of the following conditions exists:

Change the expiration date to a date greater than today's date and then finish close the listing as usual.

2) A required field is not properly filled in.

Carefully look through all the fields on the screen and verify that all of the required fields, highlighted in red, are correctly and completely filled in. Pay particular attention to the Selling Agent and Selling Office ID fields.

I am unable to upload my agent picture.
1. Select Modify Your Profile from the Admin pull down menu.

A window will appear with your profile in it. There are six blue hyperlinks available at the top of the profile.

2. Click the Upload Picture hyperlink.

You will get another window titled Upload Agent Picture.

If you get the Upload Agent Picture window but are getting an Error Validating Image message: Make sure that file name of your picture does not contain spaces or any of the following characters: "&@#$%!*( ),".

If you get the Upload Agent Picture window but the picture never loads and the system times out, the probable cause is the image size is too large. Resize the image to a smaller size and retry.

Recommended picture size:

Maximum width for personal (agent) pictures is 200 pixels.

If possible, reduce the size of large pictures using a third-party photo editing software before uploading to Prospector.

Picture height is not restricted; however it is recommended that picture height not exceed 300 pixels.

Pictures must be in JPEG format.

If the picture width exceeds the limits, the software automatically reduces the size of the picture proportionately.

My client is not recieving my emails.
The two most common causes of email delivery failure are:

Incorrect/ misspelled e-mail address. Verify that the email address is valid and entered correctly.

The presence of a Spam filter with your clients email provider. Ask your client to check their mailbox for a Bulk Mail or Junk Mail folder. They can check with their provider to find out how to add this email to their "White List". The "White List" is a list of email senders that are pre-approved to send you e-mail.

I am unable to revise my listing.
There are two common reasons for not having access to revise your listing.

1) Your Broker has not given you access to this feature in Prospector. Each Broker has the right to determine who is able to add or modify listings in the office. Contact your Broker to get the access or find out what your office policy is with regards to adding and revising listings.

2) The Listing Agent does not belong to the Listing Office. This may occur if you have changed Office/Broker after adding the listing to Prospector. You will not have access to revise the listing until the listing is either transferred to your new Office/Broker or withdrawn from your previous Office/Broker so you are able to add the listing under the new Office/Broker. Please contact your previous Office/Broker to have your listing transferred, withdrawn or to have the Broker modify the listing if it is not being transferred to the new Office/Broker.
